The ReStore
The Purpose of The ReStore
First priority: Support Habitat's
mission of building houses.
Other Priorities:

To be a visible anchor for Habitat's presence and image in the community

To offer an outlet for the donation and meaningful reuse of unwanted merchandise

To provide an opportunity for volunteers to support Habitat's work and for homeowners to earn sweat equity hours

To offer used and donated merchandise to the general public at bargain prices

The Current Store

This pays for mostly its own operating costs and some administrative costs - not leaving much for the building of houses.
A Survey of Other ReStores
Other ReStore operations surveyed show
varying sizes and sales per square foot:

ReStores in communities our size generate $440k-$520k in annual revenue or $41 per sq ft in sales (nationwide average)

The ReStore in a neighboring county, which serves a smaller population than Cleveland County, operates a 13,254 sq ft retail space along with an additional 1300 sq ft processing area. In the last fiscal year, the store generated $868k in gross sales which equates to approximately $65.49 per square foot.

In another nearby county with a population smaller than ours, but located near a major furniture market, the ReStore operates a 6,000 sq ft sales floor with an additional 1300 sq ft processing area. The store generates approximately $500k in annual sales, which equates to about $84 per sq ft.
Potential Impact of a
ReStore in a Different
Location in Cleveland County
At our current sales per sq ft rate, a 15,000 sq ft store in Cleveland County could generate $852,000 gross in sales annually.
Taking into account additional staffing and operations for a larger store, that level of income could generate an additional $200,000 per year for our primary mission - Building houses.
That is enough to account for the funding of one more house per year.

The Future Opportunities
Funding the Building of Houses
We have set a goal of building three houses per year over the next three years for a total of nine houses. This would be an increase from our current average of two houses per year. At $200,000 per house that would require $1.8 million. Our goal is to raise at least half through our Home Starts Here campaign.
Finding Buildable Land
We seek landowners willing to donate property for a significant tax benefit. Property offered to us for sale under current market value could also help build houses and provide a tax benefit to the seller.
Long-Term Sustainability
Through an Endowment
A New Location for the ReStore
We are looking for a building (or property on which to build) that meets the following criteria:

Located near good and plentiful donations that can be resold.

Located on a fairly well traveled route with good visibility and minimal congestion

We intend to establish an endowment to help fund the Affiliate for the long term future. This would grow over time by responsible investment policies, carefully calculated withdrawal goals, and future giving opportunities from individuals and from estate planning and bequests.

Size of a Different ReStore
We are looking for an existing building that meets our retail and office space needs. This is our preference, but we could be open to putting up a new building with these criteria:

Ideally 15,000-20,000 sq ft of retail space that is open and large enough to allow for flexibility in the arrangement, staging, and display of merchandise.

A processing area of 600-1,000 sq ft with "pass through" for donations to be received, processed, and moved to the sales floor.

A loading dock for ease of unloading donations, merchandise and materials with a large and relatively level driveway.
-
Parking for employees, volunteers and customers - minimum of 40-50 spaces.
